In his State of the Union, Trump pushed to make permanent an executive order banning large Wall Street‑backed firms that already own 100+ single‑family homes from buying more, saying the goal is “homes for people, not for corporations,” while Democrats proposed denying depreciation and mortgage‑interest deductions for landlords with 50+ homes and barring them from buying federal foreclosures. Separately, Sens. Josh Hawley and Jeff Merkley unveiled the bipartisan Homes for American Families Act—which would bar investment funds with more than $150 million in assets from buying single‑family homes and be enforced by the Justice Department’s Antitrust Division—but economists say such investor bans, which touch a small share of the national market though are concentrated in some Sun Belt metros, won’t meaningfully lower prices without major increases in housing supply.
